Technical Specification for Tamaragua Residencial

EXTERIOR ENCLOSURE The perimeter walls of the plot will be of volcanic slag masonry, 0.50 metres in height.

EXTERIOR JOINERY AND WINDOWS Lacquered aluminium carpentry in a dark colour, as per plans with sealed joints for single 6mm pane of glass. Decorated glass or butyl laminated glass panes are used for the interior joinery. The entrance doors to the houses will be security doors in solid lacquered wood with security locks, anchorage points and anti-jemmy hinges.

INTERIOR CARPENTRY The interior doors with 35mm. Solid DM panels, semi-lacquered in white satin with the frames in solid pine and smooth joint covers. The wardrobe is of the same quality as the interior doors.

ROOF Inverted sloping concrete roof covered in gravel, insulated and with a waterproof layer.

TILING Gravel will be placed in the exterior areas of the plot and the private garden. There will also be an area of patterned concrete. Inside the property, floor tiles will be laid with matching skirting boards in the living room, bedrooms and kitchen. Wall-tiles will be installed from floor to ceiling in the rooms subject to humidity, with the size of the tiles to be decided by the Architect. The parking area will be concrete with surface treatment and some tiling.

PLUMBING Connected to the mains with metres according to company regulations. The general supply will be by polythene piping with P.V.C. piping in the interior of each property. All special parts required will be fitted, with a main stopcock and stop valve in each room.
Drainpipes will be sanitary-quality P.V.C.

DRAINAGE The drainage system down pipes and the horizontal system will be made out of sanitary-quality PVC.

HOT WATER SYSTEM Hot water accumulation by means of an individual electric heater of 80 or 100 litres capacity.

BATHROOM FITTINGS AND TAPS The bathroom fittings will be Valadres Oporto series or similar in colour, with one-handed taps.

ELECTRICITY, TV AERIALS AND TELEPHONE These installations will be in accordance with the corresponding regulations. The electrical installation will be watertight. Installation of the communal aerial to receive local channels and a satellite dish with two sockets for each property (lounge-dining room and main bedroom). Two pre-installed telephone points per property.

PAINTWORK The interior of the property will be painted gotele’s style except in the bathrooms and the kitchen, which will be in plastic paint. Exterior metalwork will be enamelled over an antirust undercoat.

EXTERIOR OF THE DEVELOPMENT This will be finished in concrete paving slabs and elements of urban furniture. It will be planted with Canary palms “Phoenix Canariensis”, jacaranda tree “jacar mimosaefolia”, Gabon tulip tree ‘Spathodea Campanulata” in individual plots with protective mesh. Placement of lamp posts with deflectors and cylindrical metal waste paper bins.

VARIOUS Every property will have its own number at the entrance. Post boxes suitable for all weather exposure according to the post office regulations will be fitted.
